Important Information for Tenants
We would draw your attention to the How to Rent Guide, which is published by the Department for Communities and Local Government.

Please note that most of our properties are to let on Assured Shorthold Tenancies for a minimum of 6 or 12 months. Rent is normally paid monthly in advance, and unless otherwise stated, does not include council tax, water charges, electricity, gas and other services. Pets are not normally permitted, but please ask. All applicants should be employed and/or be able to provide satisfactory bank/financial references. Alternatively, a guarantor may be acceptable, in which case an additional fee of £25.00 may be requested to cover the additional costs of checking their references. Where applicants have not been resident in the UK for three years prior to an application for tenancy we may not be able to check their financial status, and a guarantor may be essential.
A holding deposit equivalent to one months rent will normally be required prior to checking references. Upon commencement of the tenancy, a further deposit of £200.00 will normally be required. A fee of £25.00 will be payable by the tenant to cover the administrative costs and charges incurred by the landlord/agent in respect of compliance with the Government Approved Deposit Scheme. A £25.00 administration fee is also payable by the tenants in respect of the Tenancy Agreement, but there are no other fees in the event of a successful application.
We reserve the right to recover our reasonable costs should the application be rejected because you have given incorrect information, or because unsatisfactory references are received. The landlord will not let the property to someone else once the holding deposit has been paid, provided your references prove satisfactory. Should the landlord decide not to let the property to you, the deposit will be returned in full. However, if your application is rejected because credit checks or bank references (including those of any guarantor) are unsatisfactory, then we reserve the right to retain the cost of those checks from the deposit for each enquiry made. The charge varies from about £20.00 to £30.00 per enquiry, depending upon the Bank or agency.
Should you decide not to proceed with the tenancy after paying the deposit, or any nominated guarantor fails to sign the agreement, then you may lose all or part of your deposit to cover the landlord or agent's reasonable expenses, and the rent lost during the time it takes to find a suitable replacement tenant (this will be calculated on a daily basis between the date you pay the deposit, and the date a replacement tenant pays a deposit).
All rents and deposits when in our possession, will be held in a separate ‘Clients Account’ at our bank. This is a bonded and protected account subject to spot checks by The Royal Institution of Chartered Surveyors. In the event of a dispute regarding our services we offer an independent redress solution via the Royal Institution of Chartered Surveyors and Ombudsman Services - Property.
